Ecolo at the 2026 Austin Apartment Association EXPO | Apartment Odor Control Solutions

Ecolo Is Coming to the 2026 Austin Apartment Association EXPO

Ecolo Odor Control Technologies is excited to connect with property managers, maintenance professionals, owners, supervisors, and other multifamily housing professionals at the 2026 Austin Apartment Association EXPO + EdgeCon, taking place on Thursday, November 12, 2026, at the Palmer Events Center in Austin, Texas.

For Ecolo, this event is about more than exhibiting technology.

It is an opportunity to talk directly with the people who deal with odor complaints every day and demonstrate how professional odor control can help multifamily properties manage some of their most persistent problems—from trash chute and compactor odors to garbage rooms, pet odors, common areas, parking structures, and other difficult spaces.

If you manage apartments or multifamily properties in Austin or elsewhere in Texas, we look forward to meeting you.

About the 2026 Austin Apartment Association EXPO

The Austin Apartment Association's annual EXPO + EdgeCon brings together professionals from across the multifamily housing industry.

According to the Austin Apartment Association, the 2026 EXPO + EdgeCon will take place November 12 at the Palmer Events Center, located at 900 Barton Springs Road in Austin.

EdgeCon runs from 1:00 PM to 4:00 PM, followed by the EXPO from 4:00 PM to 8:00 PM.

The association expects more than 200 exhibitors, giving property professionals an opportunity to explore products, technologies and services designed for multifamily operations.

The event also has considerable momentum behind it: the Austin Apartment Association reports that its 2025 EXPO welcomed more than 1,000 registered onsite personnel, property managers, maintenance technicians and supervisors.

And for 2026, there is a little extra personality involved—the theme is Prom.

So while attendees can expect serious conversations about property operations, maintenance and technology, they can expect some fun as well.

Why Odor Control Matters in Multifamily Properties

Odor may seem like a small maintenance issue until it starts affecting residents.

A persistent smell in an apartment building can quickly generate complaints, additional maintenance calls and negative perceptions of an otherwise well-managed property.

The challenge is that multifamily buildings contain numerous potential odor sources.

Trash Chutes

Every floor can introduce food waste, liquids and other organic material into the same chute.

As waste travels downward, residue can accumulate on chute walls. At the bottom, garbage may remain in a compactor or collection container for hours or days.

The resulting odors can migrate back through the chute or into surrounding corridors.

Trash and Garbage Rooms

Garbage rooms combine several conditions favorable to odor generation:

  • Organic waste
  • Moisture
  • Warm temperatures
  • Limited ventilation
  • Leaking bags and containers
  • Food residue
  • Bacterial decomposition

Simply adding fragrance may temporarily change what people smell, but it does not necessarily address the underlying malodor.

Compactor Areas

Compactors concentrate large quantities of waste in relatively small spaces.

Food decomposition and waste liquids can produce complex mixtures of odor compounds. Depending on the waste stream, these can include sulfur compounds, amines, volatile fatty acids and other organic decomposition odors.

Pet Areas

Pet-friendly properties face another challenge.

Pet waste stations, dog runs, elevators, hallways and indoor amenity spaces can develop persistent odors, particularly when ventilation is limited.

Parking Garages and Service Areas

Parking structures, loading areas and utility spaces can experience exhaust, garbage and other difficult odors that may migrate toward occupied areas.

Move-Out and Turnover Odors

Smoking, cooking, pets and long-term occupancy can leave strong residual odors behind after a resident moves out.

For property teams trying to prepare a unit for the next resident, odor can become a significant part of the turnover process.

Masking an Odor Is Not the Same as Controlling It

This is one of the subjects we hope to discuss with multifamily professionals at the Austin EXPO.

When an odor complaint occurs, the quickest reaction is often to introduce something that smells stronger.

The problem is that:

Bad odor + strong fragrance does not necessarily equal odor control.

In some cases, it simply creates two competing smells.

Professional odor control starts by identifying the source and selecting the appropriate treatment method.

Ecolo develops odor counteractant technologies designed to interact with malodorous compounds rather than relying exclusively on heavy fragrance to cover them.

For multifamily properties, that means treatment can be designed around the actual problem.

A Different Approach to Apartment Trash Chute Odor Control

Consider a typical high-rise apartment building.

Residents deposit garbage on multiple floors.

The waste travels through the chute into a collection or compactor room.

The strongest odor source is usually concentrated at the bottom of the system—but residents may experience the problem much farther away.

Instead of manually spraying deodorizer whenever somebody complains, an automated odor-control system can treat the problem on a programmed schedule.

Depending on the property layout and odor source, a system can be configured to distribute a controlled amount of odor counteractant into the treatment area.

This creates a repeatable process rather than relying entirely on staff intervention.

For maintenance teams, automation can be particularly valuable because odor treatment becomes part of the building's normal operating routine.

Meet Ecolo's AirPro Odor Control Technology

One of the technologies relevant to multifamily applications is Ecolo's AirPro system.

AirPro systems can be configured for localized odor-control applications where controlled distribution is required.

For apartment and multifamily properties, potential applications can include:

  • Trash rooms
  • Compactor areas
  • Garbage collection areas
  • Trash chute termination areas
  • Loading and service spaces
  • Other localized odor sources

The objective is straightforward:

Apply the right amount of odor-control solution, at the right location, at the right frequency.

Rather than having maintenance staff repeatedly respond to the same smell, an appropriately designed system can provide ongoing treatment.

What About Creating a Better-Smelling Resident Experience?

Not every scent-related application starts with a bad odor.

There is an important difference between odor control and ambient scenting.

Odor control addresses unwanted malodors.

Ambient scenting can be used after the underlying odor environment is controlled to create a particular atmosphere.

For example, multifamily properties may want a subtle, consistent scent in:

  • Leasing offices
  • Lobbies
  • Fitness centers
  • Amenity areas
  • Model suites
  • Resident lounges
  • Reception areas

Ecolo's AirSensory technologies are designed for this side of the equation.

This gives property operators the ability to think about air quality and scent in two stages:

First: Control unwanted odors.

Second: Create the desired atmosphere.

Trying to accomplish the second without solving the first is one of the most common mistakes in commercial scent management.

Why Austin's Multifamily Market Is Important to Ecolo

The Austin Apartment Association serves an 11-county Central Texas region, including Travis, Williamson, Hays, Burnet, Caldwell, Bastrop, Gillespie, Blanco, Lee, Fayette and Llano counties.

That creates an opportunity to meet professionals responsible for a wide variety of properties—from smaller rental communities to large multifamily developments.

Different buildings require different odor-control strategies.

A 20-unit property with a dumpster enclosure does not have the same requirements as a high-rise apartment community with multiple trash chutes and centralized compactors.

Likewise, a student housing property can experience different waste volumes and odor patterns than a luxury residential community.

That is why Ecolo approaches odor control as an application problem rather than simply selling a deodorizer.

We want to understand:

  • Where is the odor generated?
  • What does it smell like?
  • When is it strongest?
  • How large is the treatment area?
  • How is waste collected?
  • Is there a trash chute?
  • Is there a compactor?
  • What ventilation is available?
  • How frequently are residents or staff complaining?
  • Is the objective odor elimination, ambient scenting, or both?

Once those questions are answered, a more appropriate treatment strategy can be developed.

  • Talk to Us About Your Property at the EXPO

If you are attending the 2026 Austin Apartment Association EXPO, bring us your difficult odor problems.

Tell us about the trash room that maintenance has to spray every morning.

Tell us about the compactor that generates complaints from the apartments above it.

Tell us about the trash chute where odors migrate into the hallway.

Tell us about the pet area that becomes difficult to manage during hot Texas weather.

Or tell us about the leasing office or lobby where you simply want to create a cleaner, more welcoming atmosphere.

Those conversations are exactly why Ecolo is participating in the event.

We can discuss the application, identify likely odor sources and help determine what type of odor-control approach makes sense for the property.

More Than 60 Years of Odor Control Experience

Ecolo Odor Control Technologies has been developing odor-control technologies for more than 60 years.

Our work extends far beyond multifamily properties.

Ecolo technologies are used across applications including wastewater treatment, solid waste, composting, industrial processing, food processing, agriculture and commercial environments.

That experience matters because many odors encountered in apartment properties originate from the same fundamental processes found in much larger waste-management applications: organic decomposition, sulfur compounds, amines, grease, food waste and microbial activity.

    The scale changes.

The science behind the odor does not.

Our objective is to take that odor-control experience and apply it practically to multifamily property management.
